Buying a 2010 with some issues.

Will be buying a 2010 Yaris Saturday, does have 2 issues that I am aware of. Guy claims that it needs drum brakes, however it has a loud rumble exactly like bad wheel bearings. However, when you press on the brake it almost goes to the floor before the brakes engage. I know its hard to pinpoint online just want some opinions. Car has 173k on it, would the drums be bad at this point? Like I said the guy claims that it needs drums, would drums cause a loud wheel bearing type noise while being driven? Car ran great other than that, clean no leaks no rust. Buying it for 3500, he wouldnt budge on the price. Its a black two door.
